Hammonds Road
Introduction
Thank you for taking the time to engage with our Community Consultation as part of a Pre Application Notification (PAN) process relating to our proposals for the development of lands to the north, east, and south of 1C Hammonds Road, Upper Ballinderry, situated between Hammonds Road and Maghaberry Road.
Expansion to Maghaberry to provide neighbourhood community comprising of a nursing home, affordable and private serviced apartments for senior citizens in Categories 1 and 2 with shared physio, gym and wellness facilities, and a mix of bungalows and family homes with and without the provision of care. The scheme will also provide health and wellbeing services including GP and dentist provision, podiatry, optometry, pharmacy, and counselling, alongside a veterinary practice and retail units. The Shed restaurant and coffee shop will be extended. The development will deliver public open space with landscaped gardens and play areas, with vehicular access from Hammonds Road.
Consultation Purpose & Next Steps.
The purpose of this consultation is to share our indicative proposals with the community and other interested parties, prior to the submission of a carefully considered Full Planning Application to Lisburn and Castlereagh City Council.
We are committed to diligently engaging with members of the community and therefore undertaking a period of detailed pre-application community consultation on our proposals as we want to ensure we are comprehensively considering the specific Community of Maghaberry Village and the surrounding area.
The feedback received will enable the Design Team to diligently consider the needs and concerns of the Community in advance of detailed design and planning application submission. The Design Team will prepare a Community Consultation Report which will provide a summary of feedback, our response and how we have incorporated any appropriate feedback into the final proposals for the scheme. This report will be submitted as part of the Full Planning Application to Lisburn and Castlereagh City Council.

We are hosting a Community Consultation Event at The Shed on Hammonds Road (1 D Hammonds Road, Maghaberry, BT28 2NG) 4pm – 8pm on the 18th September 2025.
Information relating to our proposals will be available for your in person review, with our Design Team in attendance to answer questions and to receive your feedback. Attendees will receive a survey relating to the proposals to ensure everyone’s perspectives are effectively understood.
We will circulate leaflets to raise awareness about the event within a c.200m radius from the centre of the subject site. The leaflet will provide information relating to the Community Consultation and the PAN process.
